Two agencies
It is indeed the first time for years that two independent agencies have merged to create one powerful independent to compete head on with “the Big Boys” in and around the Royal Borough. Together, Charlie and partner, Guy Watson (formerly founder of Home Made based in the West End), will boast some 260 properties under let and have built up a database of 3500 properties to let, of which at least 200 are available at any one time. The new merger brings together advantages from both sides. Charlie explains: “I’m basically a deal maker. There are very few deals that I cannot get through despite the apparent gulf between the Landlord’s and Tenant’s expectations. Guy, on the other hand, is the organisation guru. He is the admin, systems and marketing man. Over the years Guy and I have built our reputations with landlords by finding first class tenants for them. That’s why they come back year after year. We are already finding the total of our joint efforts is greater than the sum of our parts.”

Great teamwork
Guy brings with him a team of four to add to Charlie’s own four-strong team. “Primarily, my expertise has been in the lettings market, but in the last couple of years I have been acting as a property finder for developers, property investors, and time-poor top end house-hunters. Concentrating on Kensington and Chelsea, and Mayfair, Belgravia, Holland Park, Notting Hill Pimlico and Fulham. “Despite the doom and gloom in the property media recently, people do still need to move and to buy, so even though times are more difficult at the moment, we’re not concerned. Between us, our two companies have already weathered recessions in the late 80’s and mid 90’s. In our areas there has long been more demand than supply of properties so we believe that will continue, especially with the influx of new millionaires from countries like India and perhaps in the near future China, who are ready to pay premium prices if necessary. “ We wanted to find the right site to make the biggest splash. That’s why we chose premises 150 yards from Sloane Square. We feel is the perfect site for us. From here, we can service ‘Old’ Chelsea, plus find young professionals homes in still sought after but less expensive Pimlico.”

Brand New Premises
At ground level, Champions will be highly visible for anyone travelling through Chelsea. There is a basement area, which, says Charlie: “We would love to utilise to showcase young Chelsea artists.” So far as decor is concerned, he adds: “We want to be different from other agencies, create something new and visionary without the proverbial neon lights. Bar stools at rounded high tables will create informal chatting areas, with the busy consultants hot-desking according to what clients are in the office. For the more serious targeted session, clients will be invited to a more private comfortable area where they can choose for themselves, from the on-screen display, which properties they wish to view. This could save hours of wasted time”
